Conceptual Planning Stage:
Managing all aspects of a construction project on behalf of an owner, contractor, or developer. • Being involved at the early stage of the construction project will be often beneficial for the owner. • Providing all the necessary time at the initiation and planning stages that will help the owner with the execution of their vision for the project. • Assisting the owner in defining the project scope and reviewing available resources. • Preparing a Work Breakdown Schedule (WBS) and overall schedule for completion of the project. • Assisting owner with recommendation of project management software programs.
Construction Contract Administration Stage:
Collect and analyze all pertinent information from engineers, architects, and construction teams. • Review plans, specifications, drawings, and schedules to determine work phases and work priorities. • Review, analyse and prepare construction documents, construction cost information. • Provide administration of the contract as described in the contract documents. • Review contract documents and ensure projects are meeting contractual requirements. • Recommend a risk mitigation plan for possible challenges. • Identify and evaluate risks at the beginning of a contract. • Research and analyse all issues relating to the construction projects
Design Stage:
Define the project scope of work with the owner. • Review plans, specifications, drawings and schedules to determine work phases and work priorities. • Review, analyse and prepare construction documents, construction cost information. • Create bid documents and scope of work for bidding. • Assist the owner with all government and building permit processes.
Bid and Budget Stage:
Prepare bid documents and obtain bids from subcontractors and suppliers. • Prepare a bid comparison for owner’s review. • Prepare project budget and monitor through completion. • Obtain plan takeoff and estimates from 3rd party vendors. • Review and analyze all bids and recommend to owner who should be awarded a contract.
Field Management Stage (Remote)
Consultant will conduct (2) monthly site inspections for local projects within 50 miles of Consultants place of business or make special arrangements for out-of-town inspections. • Review all reports and photographs provided by all field personal hired by the owner. • Monitor how the project is going at every step and take corrective measures, such as adapting work assignments as required. • Participate in the ongoing development of client technical experts and troubleshooting resource to clients. • Drive accountability of all parties.
Team Management Stage:
Develop concise and straightforward plans to help owner’s team members perform to their full potential. • Monitor how the project is going at every step and take corrective measures, such as adapting work assignments as required. • Optimize and improve workflow and methodologies where necessary. • Review all project reports and make recommendations. • Conduct project reviews and create reports for stakeholders. • Assist owner's team with close out and turn project over to the owner.
Payment Review Stage:
Review and approve all payment requests, change orders and time extensions for the owner. • Assist the owner in determining whether the contractor’s work has been completed and materials delivered; but also if the quality of the work conforms with contract requirements, and if subcontractors and suppliers have been paid.
Post completion and turn over Stage:
Review and confirm all contract documentation, warranties, lien releases have been provided by the contractor at the time of project completion. • Perform contract close out and turnover services for the owner. • Consultant will conduct (2) final site inspections prior to closeout and turnover for local projects within 50 miles of Consultants place of business or make special arrangements with the owner for out-of-town inspection.
